The Martini team constructed a 114,000 sqft industrial strata warehouse onto a site other developers did not wish to touch.
The site, which is located in Abbotsford, BC, was not a space anyone else wanted to touch due to a property line grade difference of several meters and questionable soil conditions.
We were able to cost-effectively remove the soils and fill the site with a structural fill from other projects under our umbrella. We came to an agreement with our neighbours and the City of Abbotsford to construct a lock block retaining wall system, which allowed the site to be graded level.
Completely transforming a plot of land from poor building condition to prime condition is no small feat. Working with neighbours and keeping the municipality in the loop only added more complexity.
We took land that many others’ dismissed and polished it until it shined.
This project illuminates our ability to use our market knowledge to construct 114,000 sqft industrial strata warehouse on a plot once deemed unfeasible.
We carried the process from feasibility study, development permit process, building design and building construction, all the way to marketing. To this day, we also take on many of the required tenant improvements for our purchasers.
